Introducing Residence 2F at 117 Powers Street, a 684 square foot one-bedroom on the second floor, front, with a dedicated home office set apart from the sleeping area and a 71 square foot private roof terrace with a cabana of its own. It is the largest of the four one-bedroom plans and the one that makes the most of the front exposure. Bronze-framed floor-to-ceiling windows draw southern street light across white oak plank floors beneath 10'6" ceilings, and the plan keeps the office clear of the bedroom, a designed room rather than a repurposed corner, and the detail that has become the deciding factor for a great many one-bedroom buyers. The outdoor space sits above the building rather than off the living room, which is the better arrangement of the two. The private roof terrace is reached from the common stair, held for this residence alone, and comes with its own cabana under open sky. It is quieter than any balcony over a street, and it is the reason a one-bedroom in this building competes with homes considerably larger. The kitchen is fully integrated and built for real cooking: a Smeg 30" stainless induction range beneath a fully-integrated Smeg hood, panel-ready Fisher & Paykel refrigeration and dishwasher, an XO 24" dual-zone panel-ready wine cooler, a Hansgrohe Talis C wall-mounted pot filler, a Hansgrohe Talis N pull-down faucet in steel optic, a Ruvati 28" undermount stainless workstation sink, and honed Calacatta Rubino counters carried up as a full-height backsplash. The bath is finished as a quiet retreat, with Hansgrohe Tecturis S faucets and a thermostatic shower system in brushed nickel, a Kohler Maxstow recessed medicine cabinet, a Signature Hardware Sitka one-piece skirted toilet, and an Infinity Drain linear shower drain with Schluter FINEC tile edging. A laundry closet within the bath is fitted with hookups for a ventless combination washer and dryer, and Emtek satin nickel mortise locksets carry through every door. 117 Powers Street is a seven-residence condominium in Williamsburg with a white oak lobby, bronze-framed windows, and private outdoor space for every home. Dining, coffee, parks, and the L at Graham Avenue are all within a short walk.
